Leasing
With the goal of securing a quality tenant as soon as possible, our marketing efforts include signage, print and Internet advertising and networking within our real estate community. We conduct all showings of your property with our own skilled staff, and we screen prospective tenants' rental history, credit and employment information. We prepare all lease agreements and other documents including a move in/out checklist and walk through condition report in writing.
Property Operation
At Bishop Hawk, it's our mission to act as property managers on your behalf, attending to every aspect of day-to-day operations. We perform rent collection including late fees as required, lease enforcement and evictions when necessary. We conduct routine inspections and take tenant calls, providing repairs and maintenance per your authorization. If needed, we can also pay property related operating expenses for you, such as real estate taxes, insurance and maintenance costs.
Reporting and Security
At Bishop Hawk, we're fully licensed and insured to perform all Central Coast property management services. We place rents and security deposits in our Operating Trust account and provide regular income and expense reports to you covering the current period and the year-to-date. We also deliver tax documentation for year-end tax reporting purposes.
Asset Management
Recognizing that your property is a key investment, we offer a variety of services to help enhance the long-term value of your asset. We're experienced in developing property evaluations and recommendations for pricing, positioning and potential improvements. Upon your approval, we can also manage and supervise the improvements you choose to make.
